This is a shop window, not a contract.
Everything on this site is written to be useful, and none of it is advice or an offer. If you are about to lean on something you read here, this page tells you where it came from and where it stops.
Information, not advice
This site exists to help you understand how buying a home works around here. It isn’t financial advice, it isn’t legal advice and it isn’t tax advice. A web page can’t know your income, your family or what you already owe, so it can’t tell you what to do. Before you act on anything you’ve read here, talk to us, or to your broker, your conveyancer or your accountant.
Listings move
Homes sell, prices get adjusted and packages are withdrawn. A listing on this site describes a property. It isn’t an offer to sell it, and nothing on this site forms a contract with anybody. If a page matters to your decision, ring and check that it’s still current.
Where property details come from
Measurements, inclusions, plans and land sizes come from the vendor, the builder or the developer. We pass them on in good faith and we don’t survey them ourselves. Check any of it before you rely on it: read the contract and the vendor statement, get your own inspection, and ask us about anything that doesn’t add up.
Three languages, one governing version
This site is written in English and offered in Hazargi and Urdu. The translations are made in good faith so you can read it in the language you think in. Where a translation and the English differ, the English version is the one that governs. In the room it works the other way round: we talk in your language until you’re satisfied, and only then do you sign an English document that has been read to you.
Links to other people’s pages
We link out to Instagram, and now and then to somebody else’s page. What sits on the other side of a link belongs to them, and we don’t control what they do with it.
The site itself
The words and the pictures here are ours. Take a link, take a screenshot, send a page to your cousin, that’s what it’s for. Please don’t lift the lot for another agency’s website.
